Working with your architect (or one we recommend), we help translate your program into construction drawings. We review plans for constructability and cost as they develop, preventing expensive surprises later.
We submit all permit applications — building permit, Conservation Commission, Board of Health (Title 5), and any flood zone or historic district approvals. We manage the entire approval process for your Cape Cod town.
Site clearing, excavation, septic installation if applicable, and foundation forming and pouring. For flood zone properties, we build the foundation to required elevation with the specified type — piers, stem wall, or crawl space.
Complete structural framing, roof system, windows, doors, and exterior cladding. For cedar shingle homes, this is where the Cape Cod character begins to emerge. All framing inspected before proceeding.
Rough-in of all HVAC, electrical, and plumbing systems. We coordinate licensed subcontractors for each trade and manage the inspection process. High-performance insulation and air sealing are installed at this phase.

Yes — but it requires careful planning. Homes in AE and VE flood zones must be built with the first finished floor at or above base flood elevation plus required freeboard. Many Cape Cod properties are within 100 feet of a wetland, pond, or coastal resource — triggering mandatory Conservation Commission review under the Massachusetts Wetlands Protection Act. This adds time and specific construction requirements. We assess your lot's proximity to regulated resources early and manage any required Notice of Intent filing.
Always. Our role is to build from the plans, not to push a specific design firm. If you don't yet have an architect, we have strong relationships with several excellent Cape Cod residential architects who understand the local vernacular and regulatory environment. We're happy to make introductions based on your style, budget, and timeline.
