About This Service

A home built exactly
the way you want it

Building a custom home on Cape Cod is one of the most significant decisions you'll ever make — financially, personally, and practically. When done right, you end up with exactly the home you envisioned, built to last, on one of the most beautiful pieces of real estate in New England.

Ocazo Construction has been building custom homes across Cape Cod since 2011. We work with your architect or connect you with trusted local professionals, and manage every phase of construction from breaking ground to handing you the keys. Our role is to translate your design into a beautifully built reality — on schedule and without surprises.

Cape Cod has specific building challenges that require genuine local knowledge: flood zone requirements, FEMA elevation standards, Conservation Commission regulations, historic district considerations, and a permitting process that varies significantly from town to town. We've navigated all of it, in every one of the 15 Cape Cod towns.

"Building with Ocazo meant we had one person responsible for everything — and he delivered a home we are genuinely proud of."

What We Build

Every type of custom home,
built for Cape Cod

01
Custom Single-Family Homes

Ground-up construction of a fully custom home designed to your specifications. We manage every trade, every material decision, and every milestone from foundation to final coat of paint.

02
Tear-Down Rebuilds

Demolish an existing structure and build a fully new home in its place. Often the most cost-effective path for properties with outdated or deteriorated homes in desirable Cape Cod locations.

03
Flood Zone Elevated Builds

New homes in AE and VE flood zones built to FEMA elevation requirements from day one. We spec the right foundation type, elevation height, and construction methods for full compliance.

04
Carriage Houses & ADUs

A separate dwelling on your property — for family, rental income, or a guest cottage. ADU regulations vary significantly by Cape Cod town. We know the rules in all 15 towns.

05
Modular & Prefab Coordination

Working with a modular or prefab manufacturer? We handle the site preparation, foundation, set, and all finish work — turning a factory-built module into a complete Cape Cod home.

06
Vacation & Investment Properties

Building a vacation home or investment property on Cape Cod? We maximize rental potential with smart layouts, durable finishes, and energy-efficient systems that command premium rental rates.

The Build Process

How we build your
Cape Cod home

Building a custom home involves dozens of decisions and hundreds of moving parts. Here's how we manage it — with full transparency from first conversation to final walkthrough.

Phase 01
Initial Consultation & Site Review

We meet, discuss your vision, review your lot, assess zoning and flood zone conditions, and give you an honest picture of what's buildable and what it's likely to cost. No charge, no obligation.

1–2 weeks
Phase 02
Design & Architecture

Working with your architect (or one we recommend), we help translate your program into construction drawings. We review plans for constructability and cost as they develop, preventing expensive surprises later.

2–6 months depending on design complexity
Phase 03
Permitting & Pre-Construction

We submit all permit applications — building permit, Conservation Commission, Board of Health (Title 5), and any flood zone or historic district approvals. We manage the entire approval process for your Cape Cod town.

3–6 months — varies significantly by town
Phase 04
Site Work & Foundation

Site clearing, excavation, septic installation if applicable, and foundation forming and pouring. For flood zone properties, we build the foundation to required elevation with the specified type — piers, stem wall, or crawl space.

4–8 weeks
Phase 05
Framing, Roofing & Exterior

Complete structural framing, roof system, windows, doors, and exterior cladding. For cedar shingle homes, this is where the Cape Cod character begins to emerge. All framing inspected before proceeding.

6–12 weeks
Phase 06
Mechanical, Electrical & Plumbing

Rough-in of all HVAC, electrical, and plumbing systems. We coordinate licensed subcontractors for each trade and manage the inspection process. High-performance insulation and air sealing are installed at this phase.

6–10 weeks
Phase 07
Interior Finishes & Completion

Drywall, flooring, cabinetry, tile, trim, painting, and fixture installation. This is where your home comes fully to life — and where Cristian's personal attention to detail makes the difference between a good home and a great one.

8–16 weeks
Phase 08
Final Inspections & Occupancy

All final inspections, Certificate of Occupancy, punch list completion, and a detailed final walkthrough with you. We don't hand over the keys until every detail meets your expectations and all approvals are in hand.

2–4 weeks

Common Questions

Frequently asked about
building on Cape Cod

How much does it cost to build a custom home on Cape Cod?

Custom home construction on Cape Cod typically ranges from $400 to $700+ per square foot — not including land, design fees, or site work. A 2,000 sq ft home might cost $800,000–$1,400,000 total depending on specifications. Cape Cod construction costs are higher than the Massachusetts state average due to labor market conditions and material delivery. Your estimate will be fully itemized.

Do I need an architect before talking to a builder?

Not necessarily. We recommend starting with a builder conversation before investing heavily in architectural design. We can tell you what's buildable on your lot and what realistic budget ranges look like — before you spend $30,000–$80,000 on drawings. That context helps you make better design decisions. We can also connect you with trusted Cape Cod architects.

How long does it take to build a custom home on Cape Cod?

Plan for 18–24 months from initial conversations to occupancy. The permitting process alone typically takes 3–6 months on Cape Cod — sometimes longer in environmentally sensitive areas. Active construction is typically 10–14 months. Starting early is essential if you have a target move-in date.

Can I build in a flood zone on Cape Cod?

Yes — but it requires careful planning. Homes in AE and VE flood zones must be built with the first finished floor at or above base flood elevation plus required freeboard. We've built homes in every flood zone designation on Cape Cod and know exactly what's required for each town and each zone designation.

What is Conservation Commission review?

Many Cape Cod properties are within 100 feet of a wetland, pond, or coastal resource — triggering mandatory Conservation Commission review under the Massachusetts Wetlands Protection Act. This adds time and specific construction requirements. We assess your lot's proximity to regulated resources early and manage any required Notice of Intent filing.

Will you work with my architect?

Always. Our role is to build from the plans, not to push a specific design firm. If you don't yet have an architect, we have strong relationships with several excellent Cape Cod residential architects who understand the local vernacular and regulatory environment. We're happy to make introductions based on your style, budget, and timeline.
